Seller Love Letter

Dear Future Homeowners,

The past decade living in 560 44th Street has been a dream for these NYC transplants. We’ve had the best of everything Temescal has to offer right at our doorstep! Our favorite restaurants - Marufuku Ramen, Pizzaiolo, Burma Superstar, PyeongChang Tofu House, Cafe Eritrea D’Afrique, Shangri La - are all within a few minutes’ walk, and scratch our vegan foodie itch while also making our carnivore friends extremely happy. It’s lovely to stroll home with an ice cream from Curbside Creamery in hand while enjoying the lively Telegraph scene on warm summer nights. There are so many great spots in the neighborhood to meet up with friends, including two breweries, Roses’ Tap Room and Temescal Brewing. It’s a short walk to Whole Foods, Temescal Produce Market, the Sunday morning Temescal Farmer’s Market, and all the many other services up and down Telegraph Avenue. We’d take daily walks with our dog, Lucy, around Temescal and Rockridge, and sometimes up to St. Mary’s Cemetery for fantastic views of the bay.

On weekends, we would visit the East Bay Regional Parks with Lucy, where she could run off leash to her heart’s content. We felt so grateful that we could drive just 10 minutes and be so surrounded by nature, you’d never know you were still in the City of Oakland. We would often drive into San Francisco to see art exhibits and visit with friends, which takes as little as 15 minutes in post-pandemic traffic (or lack thereof). Our home was so perfectly located to access any major freeway and see the best of the Bay Area within a half hour in any direction. And whenever we didn’t want to drive, the MacArthur BART was just a 5 minute walk away.

But a perfect Sunday was often spent at home, eating fresh-from-the-oven bagels we picked up from Poppy Bagels (New Yorker approved), reading the paper on the daybed in the yard, and then painting or woodworking in the garage, using tools we borrowed from the nearby Oakland Tool Lending Library. We enjoyed cooking for the week in our open kitchen and chatting over coffee at the breakfast bar. Our home was cozy in the winter, especially when relaxing on the couch by the fireplace. In the summer, the mini split air conditioners kept us cool and refreshed. It was an urban oasis for us, one we loved sharing with visiting friends and family. The home’s harmonious layout and second bathroom ensured privacy whenever we hosted guests.

We knew we had moved into a special community when we arrived in 2014 and were warmly welcomed by our neighbors. We arrived just in time to participate in building the community garden, where we have a plot and an endless supply of fresh vegetables, and we will always remember the camaraderie as we came together to make a welcoming, nourishing space. The neighbors here look out for one another and are deeply invested in our little corner of Temescal.

We are incredibly sad to leave, but it’s finally time to retire and we’re on to our next adventure abroad. We’re grateful to take our memories with us, and we know you’ll love this home and everything it has to offer as much as we did.

Neighborhood Gallery

560 44th Street

Known as one of the oldest neighborhoods in North Oakland, Temescal is filled with plenty of rich history, and is a fun place to call home. Temescal features a variety of real estate options, from cozy condos to spacious two-story homes, and everything in between. Most of the single family homes in the neighborhood were built during the 1910s and 1920s, with all of the charm of the early 20th-century, but with fully renovated interiors and exteriors. If you have been in the market for a North Oakland neighborhood with a vibrant commercial district, recreation centers, and convenient access to public transportation and highways, Temescal is a great place to search.

Two of Temescal’s most popular public facilities are located near the intersection of Shafter Avenue and 45th Street; the most notable of these facilities is the Studio One Arts Center. In addition to its annual array of Art Camps, Studio One Arts Center also provides a variety of classes in the Performing Arts, hands-on crafts, painting, and so much more. Adjacent to the Arts Center is the Temescal Pool, which is a great place for adults and kids who want to swim laps, or simply cool off during the summer months.

When Temescal residents need to shop, run errands or enjoy a meal with friends and family, they usually head to Telegraph Avenue, which serves as the main commercial district of the neighborhood. The restaurants along Telegraph Avenue feature several different ethnic cuisines, as well as a tasty option for any time of day. Some of the notable restaurants include:

The CRO Cafe: Located just east of Telegraph Avenue, along 49th Street, this small cafe offers big flavor via their hand-crafted espresso drinks, pastries, and granola. Their outdoor seating provides the perfect atmosphere for enjoying a morning pick-me-up.

Bird & Buffalo: The name of this popular Thai restaurant may not be what you’d expect, their menu certainly delivers for Thai cuisine enthusiasts. Whether it’s a bowl of Drunken Noodles or something hot off the grill, this is the perfect spot for a tasty lunch or dinner.

Asmara: One of several Ethiopian/Eritrean restaurants in Temescal, Asmara has been serving delicious North-African cuisine since 1985. In addition to their authentic Eritrean dishes, they also offer smoothies, an incredible cocktail menu, and Tej, a homemade honey wine.

MacArthur BART Station is located near the southwest corner of Temescal, and provides convenient access to Downtown Oakland (south) Downtown San Francisco (west), Berkeley (north), and the Coliseum. Plus, there are numerous bus routes that service the Temescal neighborhood, making it simple to travel to nearby neighborhoods such as Bushrod, Emeryville, and Longfellow. State Route 24 hugs the western border of Temescal, which connects seamlessly with Interstates 580 and 980.
